About This Guide
The purpose, approach, and limits of this educational guide to the cost segregation decision, and how the publisher, AE Tax Advisors, fits in.
Back to home · FAQ · Glossary · Decision checklist
This guide exists because the decision to get a cost segregation study is often made on thin information. Marketing tends to lead with the possible benefit and skip the conditions under which the benefit does not appear. The aim here is a calmer, more complete view.
What we try to do
We try to explain how a study changes the timing of deductions, what determines whether that change is valuable, and where owners commonly go wrong. We give general ranges rather than exact fees, hedge tax rules that change, and label every worked example as hypothetical. We also try to say plainly when a study is a poor fit. For a sense of that, read When a Cost Segregation Study May Not Make Sense.
What we do not do
We do not promise savings, cite invented statistics, or share client stories. We do not tell you what your tax result will be. This site is not tax, legal, accounting, or engineering advice, and using it does not create an advisory relationship.
Who publishes it
The site is published by AE Tax Advisors, a tax advisory firm that also offers services connected to this topic. Because that is a potential conflict of interest, the guide is written so you can evaluate any provider, including us, using the same questions. See How to Vet a Cost Segregation Provider and Red Flags in Cost Segregation Study Proposals.
How to use the site
Start with What a Cost Segregation Study Actually Does, then work through Five Questions to Frame the Decision. Use the Cost Segregation Decision Checklist to organize your facts. Read the pages linked from the hubs for the topics that matter to you. Consult the Cost Segregation Study FAQ and the Cost Segregation Glossary as needed.
Keeping current
Tax law changes, and this site may lag. Pages that touch fast-moving rules, such as bonus depreciation, tell you what to verify. If a page conflicts with current law or with advice from your own professional, follow the professional.
Talking with a professional
If you want to talk through your own facts, you can book a discovery conversation with AE Tax Advisors using the link at the bottom of any page. The conversation is educational and does not commit you to any study.
